Next Unit Boussu Business Parc

The Borinage does not attract developers. That is exactly why we went there. In December 2024 we acquired a sixteen-thousand-square-metre site in Boussu, carrying nine thousand square metres of buildings, with one simple conviction: local SMEs are starved of modern, flexible and affordable professional space, and nobody is offering it to them.

We rebuilt the project from the ground up. Unit sizes, positioning, brand identity, sales strategy — everything was rethought around what local entrepreneurs actually need, rather than a theoretical model imported from elsewhere.

Marketing did the rest. Next Unit became a brand, not just another business park. Within a year, the entire project was sold.

This project sums up how we work: go where nobody else is looking, understand a real need on the ground, and execute fast.
